OPERATIONS
Project Manager
Artthaus is a growing design, construction, and development firm in San Francisco. The Assistant Project Manager provides support to the Artthaus Real Estate Development team with direct reporting responsibility to the Senior Development Manager. Primary responsibilities include support to the Senior Development Manager in the financial analysis, design and entitlement of current and future development projects. This job requires a high level of organization and the ability to jump fluently between finance, design, entitlement and construction.

This position will be located at the Artthaus corporate office, in the Mission neighborhood of San Francisco.
Job Functions

Assist in pre-development activities including land and building due diligence, environmental review, project concept development, budgeting, cost and proforma analysis and financing of multi-family and mixed-use projects

Assist in the development of early stage proformas including aggregating information on early designs to outline early project feasibility assumptions
-
Manage and organize due diligence requirements for multiple parties
-
Assist in the creation of financing packages for lenders, investors and project stakeholders
-
Assisting in investor reporting
-
Assist in completion and submission of financing applications
-
Prepare pre-development budgets, operating budgets cash flow and reserve analyses.

Prepare overall project timelines and schedules.

Manage project cast flows, construction draws and budget during pre-development and construction.

Assist in the development of early project design schemes including unit count studies, massing diagrams and initial design options for integration into the project proformas

Assist in the project management of on-going development construction projects
-
Assist in early stage entitlement coordination including building and planning review and consultant coordination across entitlement and design considerations

Community relations outreach
-
Administrative support to the Senior Development Manager including scheduling

Recurring finance and business analytics reporting
-
Assist with weekly hourly billing analysis
-
Assist with financial forecasting for the design, project management, and development teams
-
Assist in budget to actual analysis for design, project management, and development departments with variance analysis
-
Assist in monthly operational close responsibilities
-
Assist in weekly and monthly resource allocation for the design, project management and development teams
Requirements
-
BA/BS degree in finance, accounting, real estate, construction management, or related fields including Architecture and real estate development
-
1-3 years prior experience in real estate development process
Experience & Skills
-
Knowledge of real estate transaction process
-
Knowledge of financial modeling skills

Understanding of funding requirements for multi-family, mixed-use, and single family residential projects

Strong work ethic and positive attitude

Ability to work independently; to prioritize and manage multiple tasks under tight deadlines

Detail-oriented, with strong organizational, problem-solving and administrative skills

Ability to have the willingness to learn and be open to suggestions/ideas to improve productivity and efficiency

Have excellent written and verbal communication skills

Proficient in Microsoft Excel, Word, Photoshop, AutoCAD, Revit, Sketchup and Outlook a plus but not required
