Assitant Property Management Page

We are a fast growing real estate development, project and property management company with an entrepreneurial/start up energy and looking for a versatile Assistant Property Manager. We have 600 + units in the inner East Bay with the desire to grow to 1000+ in the next 12 months.

The Assistant Property Manager will report to the Senior Property Manager and the Director of Property Management. You will be responsible for the management of and oversight of our properties in the East Bay including: Oakland, Fruitvale, East of Lake Merrit, and West Oakland. This is a full-time Tuesday through Saturday weekly position.

  • Requirements:- MUST be bilingual in English/Spanish written, read and verbal communication- Professional appearance and demeanour both in person and over the phone- Reliable transportation, current insurance, valid California driver's license and clean driving record- Proficient computer skills: Microsoft Office Suite and Outlook- Bachelor's degree (B. A.) from four-year College or University- 2+ years recent industry experience and/or training

 

Job Responsibilities

  • Maintain property by:

    • Investigate and resolve tenant complaints, disturbances or violations

    • Enforce rules of occupancy

    • Leverage the resident managers as a resource

    • Inspect vacant units and complete reports

    • Plan small renovations

    • Perform regular property inspections and complete report

    • Ensure all unit and property maintenance and janitorial is complete

  • Ensure overall tenant satisfaction and timely property and unit maintenance

  • Responsible for tenant and building safety and security

  • Schedule expenditures, analyzing variances, initiating corrective action

  • Secure property by establishing and enforcing precautionary policies and procedures and responding to emergencies

  • Collecting rents, and taking corrective and/or legal action when requested to do so by the Senior Property Manager or Director

  • Complete leasing/administrative paperwork  and prepare reports by collecting, analyzing, and summarizing data and trends on a weekly basis

  • Ensure compliance with all Fair Housing regulations and local ordinances and laws

  • Assist and support our team with projects as needed.

  • Consistently update job knowledge and keep abreast of new technologies, systems and procedures related to property management by participating in:

    • Educational opportunities

    • Read professional publications

    • Maintain personal networks

    • Participate in professional organizations

 

Candidate Characteristics

  • The employee must have excellent communication skills, be diplomatic and have a clear, courteous, professional manner when dealing with the public and the team.

  • They must have excellent tenant and employee relations with a team player mentality.

  • She/he must be able to work under pressure and must be able to adapt quickly to change in a fast-paced environment.

  • Superior execution skills and attention to detail with the ability to establish priorities and meet deadlines.

  • The employee must be proactive, problem solving and project oriented.

  • Able to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

  • Must be able to multi-task and work with minimal supervision.

  • She/he must be able to write routine reports and correspondence.

  • Speak effectively before groups of customers or employees of organization.

  • They must be able to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

  • Able to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Able to compute rate, ratio, and percent and to draw and interpret bar graphs.

  • The employee must occasionally lift and/or move up to 50 pounds.
